職務描述

What this job involves:
1. Team management: Lead and manage a team of maintenance technicians, ensuring effective collaboration, communication, and performance.
2. Supervise the maintenance, routine operation, and general issue-solving for various building systems, including but not limited to troubleshooting and resolution of issues related to air-conditioning systems, fire-fighting equipment, diesel generators, water and sewage pumps, and extra-low voltage systems.
3. Supervise maintenance, routine operation, and general issue-solving for critical areas, such as the Server Room AC, FM200, and water leak. Ensure a 24/7 response to alarms to minimize downtime.
4. Create and maintain a comprehensive MEP equipment list and asset inventory; establish and update a detailed record within the building.
5. Establish a 52-week PPM schedule; maintain and manage the schedule to ensure all equipment is healthy.
6. Develop and implement SOP & EOP; establish clear and thorough SOP and EOP guidelines for each MEP equipment category.
7. Address building user service requests: Respond promptly to and resolve issues, addressing service requests in a timely and customer-focused manner.
8. Prepare monthly reports and assignments; collaborate closely with the regional supervisor, fulfilling assigned tasks and providing updates as required.

4. 建立並維護全面機電設備清單和資產清單;建立並更新建物管理內容及詳細記錄。
5. 建立一個52週的定期預防性維修計劃表;維護和管理計劃表,確保所有設備處於良好狀態。
6. 制定和實施標準作業程序(SOP)和緊急操作程序(EOP);為每項機電設備類別建立清晰和全面的SOP和EOP準則。
7. 處理使用者的服務請求:及時回應並解決問題,以及時、客戶為中心的方式應對服務請求。
8. 準備每月報告和分配任務;與亞太區團隊/主管密切合作,完成指派的任務並提供必要的更新。
